For all standard and complex repairs, please use your Tenant Portal. To help us resolve your issue quickly, please include:

  • Specifics: Describe exactly what is happening and where.
  • Photos: Clear pictures of the issue allow us to send the right technician with the correct tools.
  • Access: Let us know if we have permission to enter if you are not home.

Emergency Request

If emergency assistance is required, call the Holland Properties office phone number: (503) 533-2121

  • During Business Hours: Call the office number and follow prompts to reach your Pod Support Team.
  • After-Hours & weekends: Call the office number, follow on-call prompts and press 9 for emergency assistance. Stay on the line after the recorded message and you will be transferred to an on-call technician or you can leave a message and someone will reach out to you as soon as possible.

An emergency is a serious threat to life, health, or property structure (Fire, Active Flood, Gas Leak, Severe Electrical Hazard). Minor leaks, noisy neighbors, or being locked out of the property are not considered emergencies.

Some additional notes:

  • If there is a leak, STOP the water source by turning off the water valve. If you cannot locate the valve, call 911 and then the emergency line.
  • If there is an electrical problem, turn OFF the breaker serving that area. It is your responsibility to attempt to stop further damage. Report it to your Pod Support Team as soon as possible.

Quick Fixes

Sometimes you just need a quick fix. We’ve gathered these tutorials for simple, safe tasks you can easily handle on your own, like changing furnace filters or smoke detector batteries.

Your safety is our top priority. Oregon law prohibits residents from performing their own electrical or plumbing repairs. To ensure your home stays safe and up to code, please leave the technical work to our licensed experts.
