How to Give Your 30 Day Notice to Vacate


  1. Login into your Tenant portal and click on the ‘Contact Us’ Tab. 


2.  Select ‘Request Notice to Vacate’



3.- You will be requested to provide the vacate date, reason for vacating, and forwarding address.

1.3 Lease Terms:


The Tenant must provide written notice of 30-days to terminate the lease agreement. If Tenant fails to provide proper notice, Landlord may recover all actual damages incurred, which may include rental loss due to Landlord not being able to market the unit prior to the end of the fixed term. If the tenant terminates the lease before the expiration date, whether voluntary or through actions resulting in eviction, a lease-breaking fee of one and one-half months’ rent will be due upon notice given. After receiving written notice, the property will be advertised for rent. Holland Properties, Inc. reserves the right to show your unit with at least 24 hours' notice with a representative always present during any showings.

What do I need to send in?

  • Send us your forwarding address for the final accounting paperwork. Please make sure you have updated your mailing address with the postal office, Amazon, and any other shipping services.

How long will it take to get my security deposit back?

  • It will take approximately 30 days to do the final accounting and determine the dispensation of your security deposit. Please note the final accounting and any returned deposit must legally be made out to each financially responsible Tenant on the lease agreement unless a relinquish waiver is signed by each party.

Did you break your lease? (See 1.3 Lease Terms in your Lease Agreement)

  • If you give your notice before the lease expires, the broken lease fee is 1.5 times one month’s rent. 
  • As soon as you give your notice, the leasing manager will begin the process to find new tenants.

What can I be charged for?

  • If landscaping is tenant responsibility, and needs work beyond the condition of when you moved in, you will be charged for the clean up.
  • Excessive hole patching & touch up paint
  • Missing or burned out light bulbs & smoke/carbon monoxide detector batteries
  • Refrigerator, A/C & furnace filters as applicable 
  • Removal of trash or personal belongings
  • Replacing lost keys, garage remote or key fobs
  • Tenant caused maintenance or repair above normal wear & tear during the tenancy period.
  • Carpets will be professionally cleaned by landlord and charged to the tenant.
  • Cleaning: We have each home professionally cleaned in between each tenant.
  • If you would like to coordinate the cleaning with your own vendor, it must be completed by a professional and invoices sent to main@hollandprop.com. If the cleaning does not meet our standard, additional cleaning costs may be charged.
  • Change the utilities out of your name on the last day of occupancy to the property management name


How do I return keys and garage door openers?

  • Leave all keys and garage door opener(s) in a kitchen drawer. We will be scheduling a move out property review with our office key set after your move out date.
  • If the locks have been changed and we don't have a current key, you will be charged for the drill out costs.
  • Lock all doors/windows and close all blinds; Leave the heat set for 62 during the winter season or leave A/C off in the summer if you have a unit.
